House Sold in 14 Days!!

The lead line is true.

I listed a house and within 14 days had a signed contract at a very good price.  Check out the house on my site.  Its 466 Linda Ct. in St. Augustine Shores.

It wasnt just luck or a fluke in the otherwise weak Real Estate Market.  It was just a great property listed at a great price.  No gimmicks.  The house showed great and was far and away a great bargain at its asking price. 

It just goes to show that there are willing and able Buyers out there.  Its just that we as Agents and Sellers MUST be realistic about what someone will be willing to pay for our property.  The days of, "I'll list it for price X and hope someone will make an offer" are long gone.   The Buyer's Market days are firmly here.  If you are a Buyer there are great deals to be struck.  If you are a Seller, I dont want to sound like Dr. Phil, but lets get real and sell your house!

Happy 4th. of July!

There are few better places to spend he 4th. than St. Augustine.  In addition to the fireworks, there are the Thursday night concerts at the downtown Plaza, the Wednesday night concerts and beach blasts at the Pier and of course the incredible wide beaches that have been very busy these days.

On the real estate side, we continue to see people taking advantage of the deals that are out there.  Just last week I put three properties under contract.  Two single family homes and one commercial lot.  It just goes to show that the smart buyers are taking careful looks at whats out there and striking some very good deals.

June is Here

Its official.  Summer is here.  How do I know?  Well, it was a hot weekend and we go chased off the beach in the late afternoon yesterday by a potential thunderstorm.  Not complaining though, the clouds an wind cooled things off nicely for us.

As for Real Estate thats getting hotter too.  Activity continues to ever - so - slightly improve and the mart money people are still buying homes and investments at great prices.

As for my newest listings, you can check out my site and be sure to see a new 4 BR in Fagler Estates I just listed for $118,900 and one of the best bargains going is my listing in Sunset Point on Anastasia Island for $299K.  Thats $30K LESS than any other unit in there and the place is in mint condition!

Economics 101

I would be the last person to claim to have a "crystal ball" insight into the future of our housing market but the signs we are seeing now seem to point upwards.

In fact, I have been busier in the last two months than I have been in a while.  It seems as though there is a growing feeling among Buyers that the time to strike a great deal is starting to run out.  That may be true.  The fact is that there are still great bargains out there and Sellers who are anxious to move their property.

For example, I have talked with many a Seller that has pined that had they sold their house a year ago they could have gotten a higher price for it.  Conversely, I believe that in the not too distant future I will be having similar conversations with Buyers:  "Boy I could have gotten a really good deal in 2008!"

Either way the end result is that if you are out looking at property in the St. Augustine Area this may be the best time to write up that offer.  As I always say, it doesn't cost you any money to make an offer, but you will learn where the Seller stands.

Spring Has Sprung

Its definitely here!  Beautiful weather and clearer skies in real estate. 

If you are out to enjoy the scenery its been great around here.  We recently experienced Bike Week and the Light House Festival.  Its also a great time to stroll downtown and to walk the beaches.  Coming up on March 30th. is the St. Augustine Beach Beach Blast 2008 at the pier.  There will be a 5K run, kids activities, food and a surf competition.

As for Real Estate it remains a Buyer's market and activity is up thanks to lower interest rates and very motivated Sellers.  Now is the time to take advantage of the opportunities that abound.  Fir example, there are single family homes close to the beach that are starting in the mid $200s; duplexes downtown starting around $300K; new homes just a short drive to the beach starting under $200K and teriffic deals on income producing condos.

Palm Coast/Flager County

Its been an interesting week for me in Real Estate.  Its one of the  many things I enjoy about practicing Real Estate in St. Augustine and St. Johns County.  I learn new things every day!

Last week myself and many other Realtors from the area were invited to an event at The Club at Hammock Beach.  It is a resort community located in Palm Coast which offers the highest level of luxury living and vacation experience in the area.  The development group invited us to preview their latest phase that has just been completed.  Like the rest of the community it is breathtaking.  These large residences offer generous squarefootage, private elevator stops, restaurants, golf, nightlife, valet parking, pools with water slides, indoor and outdoor bars and much much more.  They are even a sister property which fronts the Intracoastal Waterway.  We had a great time and really enjoyed the experience.

In addition to this property I just listed an equisite residence in another Flagler County/Palm Coast development.  This listing is in Hammock Dunes, one of the most desired and established communities in all of North Florida.  The property is a 2800 square foot, three bed, three and a half bath oceanfront unit in the newly completed Cambria Building.  It offers luxury in every detail and needs to be experienced to be appreciated.  Please check it out on my website:  www.saintaugustinerealtor.com.

Open House!

What a beautiful weekend here in St. Augustine.  The weather was just perfect, there are still many folks here enjoying Bike Week and the Seafood festival drew many vistors to the events field downtown.

It was also a great day for an Open House.  I was at my listing at 466 Ocean Forest Dr. in Anastasia Dunes.  You can visit the listing page of my website:  www.saintaugustinerealtor.com to see pictures.

I had many people come through and everyone loved the house.  It is over 3300 SF, mostly on one floor and on a large corner lot at the entrance to a cul de sac.  In addition, everyone raved about the subdivision.  Most had never been there before.

You need to see Anastasia Dunes.  It is located just off A1A and across the street from the beach.  Its a newer subdivision featuring ancient oak trees and natural rolling dunes.  All of the homes are custom built, the community is gated and offers a pool and clubhouse.  Vacant lots start at about $240,000 and homes from about $750,000.

Bike Week Weekend

Hi Folks-

Yes its Bike Week in Daytona so we get to see the many thousands of Motorcyle Enthusiasts line the Plaza downtown and cruise down Beach Blvd. en route to and from the gatherings in Daytona.  Its a great sight!

Real Estate world has been fun this past week.  I have had the opportunity to go along on some appraisal work and see both an Intracoastal front home with a great dock and boat lift as well as a brand new home with three bedrooms and two baths thats on the market for just $159,000!!  I have always felt that one of the great things about St. Augustine is that there is a style and a price for every buyer.  Whatever you want, we have it!
